Pecan Lakes IV to add 193 rooftops
At the Jan. 26 meeting of the Navasota Planning and Zoning Commission, commissioners gave their stamp of approval to the final plat for Phase IV of Pecan Lakes Estates. It was submitted by J&H Navasota Development, LLC, and will add 193 single family homes on Navasota’s west side.
The motion also included approval of a Subdivision Agreement with the developer to allow the plat to be filed before all public improvements have been constructed. Development Services Director Lupe Diosdado explained that water, sewer, gas, underground storm infrastructure and street improvements had been inspected and were accepted by the City Council via Resolution Jan. 23.
Per the Subdivision Agreement, the developer provided $315,000 cash escrow for the improvements pending completion which are street lighting and underground electric infrastructure to be installed by Entergy Texas, a cluster mailbox area along CR 424- and 4-foot-wide sidewalks on both sides of the street.
Phase IV sidewalk construction will deviate from the previous practice and the builders will construct the sidewalks.
Developer James Hassell said, “The reason we’re letting the builders put in the sidewalk, it’s just a better construction job when they pour the sidewalk in with their driveway.”
According to Hassell, Phase IV homebuilders will be D.R. Horton, Lennar and Legend Homes.
