West side replat brings new roofs

Navasota’s west side will increase by two rooftops thanks to approval of a replat at the Aug. 25 meeting of the Planning and Zoning Commission. Quality Works Construction, Inc. submitted an application to replat three existing lots at 1416 W. Washington Avenue into two lots for the purpose of constructing two single family homes. Quality Works owner Misheck Kiragu said the 2-bedroom homes will be approximately 1,200-1,500 square feet. One home will face Sauls Street and the other will face Washington Avenue. Kiragu told commissioners, “We want to build the kind of modern homes to upgrade the area.”
Mailbox trash receptacles
The next agenda item was a workshop related to Cluster Mailbox Requirements in the Chapter 10 Subdivision Regulations. The workshop was prompted by a request from the Dove Landing Court POA(Property OwnersAssociation) to waive the requirement for a trash receptacle at cluster mailboxes. Though no one from the association was present, commissioners did review POA president Christopher Redding’s letter stating the trash receptable was unnecessary because residents should dispose of their mail trash at home, neither the trash bag nor the trash can be secured in the open container so trash blows into the neighborhood, and it attracts “critters.” Development Services Director Lupe Diosdado said of the regulation, “It’s unique to Navasota as are most of our ordinances. Those specific requirements are not common in cluster mailbox regulations. That is something that is at the discretion of planning and zoning and city council. Even though the trash can is there to prevent litter, a lot of times it ends up being the cause of the litter.”
Commissioners discussed how trash is handled in other Navasota cluster mailbox communities, the fact that the litter is not just mail-related but garbage and determined the situation is more of a “people” problem.
Diosdado said, “We can work with them on finding a more adequate trash can with a lid.”
